When is the right time to buy a home?
It is always a good time to buy a home. The typical U.S. homeowner has a net worth 40x higher than a renter - $225,000 vs. $6300. Building equity in a home is building long term wealth and security. When you sell the house, all that equity comes back to you – think of it as a forced savings account. Your mortgage payment is set which is not true of rent costs. Even if you are thinking of downsizing or need a larger home this is an excellent time to buy. The interest rates have settled and there are fewer buyers in the market this time of year. As we get closer to spring there will be more competition. And the projection of inventory over the next 7 years is a shortage of 1.4 million homes - so buying now with less competition is ideal.
Per the Case-Shiller Home price index below the average home has increased in value by 340% since 1987, or a compound annual interest increase of 4.3%.
